Project types include Mixed Use, Multi-Family, Tenant Build-out, Higher Education, and Hospitality.  Job purpose

Asturian Superintendent II (Commercial) will support construction projects in the Asturian Development Division. The Development Division is focused on privately funded construction projects, the traditional “Commercial” construction space. Project value for the level II position ranges from $3-30M but may be higher or lower. The individual is responsible for the overall daily coordination, supervision, and safety at the project location. The Superintendent will support the project team, client requirements, project execution, and overall success of the project.

 Duties and responsibilities

 Project Superintendence:

• Support and maintain a site-specific safety plan for assigned projects and possess a thorough knowledge of Corporate and Industry Safety standards.
• Supervise construction efforts to ensure the project is constructed in accordance with the design. Must be able to work with and manage multiple people and have excellent oral communication skills.
• Thoroughly understand owner requirements, contract plans, contract specifications, and submittals
• Work with the project team to set project goals.
• Manage the project quality efforts, and ensure that all work required by the corporate quality plan is complete and accurate.
• Supervise projects to achieve budget, and evaluate cost reports and labor production report requirements.
• Assist the Project Manager in developing monthly cost to complete.
• Identify changes in the field, authorize field change requests, and provide all documentation required to ensure compensation for all work performed. Must be knowledgeable in subcontract language.
• Supervise all scheduling efforts and demonstrate knowledge in CPM principles.
• Manage the project to meet schedule requirements including tracking progress against important dates, periodic communication of schedule requirements, and weekly subcontractor meetings.

Project Safety:

• Promote, support, and manage project-level safety requirements.
• Address safety requirements in a positive, continuous, and educational manner to support the Asturian corporate safety program.
• Provide monthly report to Corporate Safety Director.
• Ensure everyone on the project site is compliant with the Asturian PPE program.

Business Development:

• Provide continuous and ongoing support of Asturian through professional execution of contract requirements.
• Promote the capabilities and qualifications of Asturian through leadership, clear communications, professionalism, and high ethical conduct.
• Maintain awareness of future opportunities and provide feedback to the Business Development team.
• Maintain and ensure project branding is of high quality and representative of the standards required at Asturian.
• Maintain a professional project appearance through cleanliness, organization, and compliance.

Qualifications

Qualifications include:

• Must possess a minimum of 5-10 years of demonstrated practical field experience as tradesman, foreman, field engineer, or superintendent.
• Demonstrated knowledge to comprehend plans & specifications.
• Studies in engineering, construction management, architecture, or relevant program preferred, but not a condition of employment.
• Must have basic knowledge of MS Office computer applications.
• First-Aid/CPR Certification, and OSHA 30-Hour Certification.
• Must pass a background check as a condition of employment.
• Must be a U.S. citizen and possess a valid driver’s license.
• Bi-lingual in Spanish and English preferred.
• Demonstrated experience in project types, but not limited to: New Construction, Multi-Family (Low to Mid-Rise), Higher Education, Healthcare, Hospitality/Retail, Industrial Warehousing/Distribution/Manufacturing, Tenant Build-out, Interior Renovations.
• Experience with projects valued over $3M.

Working conditions

The working conditions will be associated with the project assignment and may vary. Each project may involve unique conditions and could include: working in temperatures applicable to the geographical region seasonal conditions, rough terrain, muddy or frozen terrain, use of scaffold stair towers, working at heights (i.e. multi-story construction), working in excavations/underground with applicable safety requirements, access to confined space(s), and other unique conditions found at some construction sites. The office will typically be a field trailer or equivalent, however, some projects may have limited space, and the use of a truck as an office as required. Project inspections will require the individual to be outdoors for an extended period.

 Location

 Primarily in Hampton Roads, North Carolina, and Richmond Area

 Physical requirements

Physical requirements will include the use of ladders, lifting, moving of materials, operation of equipment (limited), and navigating rugged terrain. Repetitive tasks are associated with typing, filing, data entry, note-taking, and general clerical duties.
